The TRUE Cost of a Bathroom Remodel in Portland (2025)

Yes, this is real…

You’re looking at a bathroom here in Portland OR that we had the pleasure of transforming. The reason for this image is to show that every bathroom has a starting point. The TRUE cost of your bathroom would depend on the starting point and where you want to go.

In this short breakdown we will look at at a few scenarios and include a few helpful “insider” tips on how you can save some money.

In 2025, the typical bathroom remodel in Portland, OR ranges from:

  • $5,000 - $15,000 for a entry-level remodel

  • $15,000 – $30,000 for a mid-range bathroom

  • $30,000 – $50,000+ for a high-end primary bathroom or full gut remodel

Smaller updates (like fixtures and paint) can be done for $5,000 – $10,000, but most full-service remodels fall in the mid-to-high range depending on size, scope, and selections.

Full Gut?

In this example we had to do a complete gut. This included removing all the plaster, flooring, plumbing, and even moving a few walls. The subfloor was replaced, a new window was installed, and all rotten studs were swapped out. As you can see the bathroom increased in size as well, the larger we make the bathroom the more it will cost.

Here are the biggest cost factors:

Size & Layout

  • A small hall bathroom will cost far less than a large master suite with double vanities and a walk-in shower.

  • Changing the layout (e.g., moving a toilet or shower) increases labor and plumbing costs.

Fixtures & Finishes

  • Luxury brands or imported tiles can drive up your budget fast.

  • Popular upgrades like custom vanities, LED mirrors, heated floors, or frameless glass showers all add to the bottom line.

Plumbing & Electrical

  • Updating old plumbing or electrical to meet code adds cost — but also protects your home long term.

  • Adding outlets, light fixtures, or a new fan? Expect higher electrical costs.

Permits & Inspections

  • In Portland and most surrounding cities, permits are required for structural, plumbing, or electrical changes.

  • Permit fees typically range from $500–$1,500 depending on the scope.

Labor & Project Management

  • Skilled trades like tilers, plumbers, and electricians are in high demand.

  • A licensed remodeling company (like Portland Tile) provides quality assurance, in-house licensed pros, and schedule coordination — which is built into the pricing.

All About Tile

Tile is in our name so let’s talk about it. Tile is a craft, there is quality craftsmanship and there is bad. We pride ourselves on the highest quality work no matter the scope of the job.

Tile comes in many shapes and size, from ceramic to marble and glass, the complexity will determine the installation cost. The cheapest is a 12x24 porcelain tile but a mosaic natural marble could cost x3 as much to install.

Heated tile has become very popular. In 2025 we have installed as many heated tile floors as non heated. We can heat the shower pan and even a bench.

Grout has evolved, gone are the days of grimy yellowing grout. With epoxy grout we are able to install and maintain the true grout color for a very long time with little to no maintenance.

Real-World Example

A standard 5x8 hall bathroom remodel might include:

  • New tile floor & shower walls

  • Modern vanity with quartz countertop

  • New toilet, faucet, and lighting

  • Fresh paint & trim

Estimated cost: $18,000 – $25,000

A custom master bathroom remodel with:

  • Heated tile floors

  • Walk-in shower with frameless glass

  • Floating vanity with underlighting

  • Premium tile and custom niches

  • Freestanding tub & upgraded fixtures

Estimated cost: $35,000 – $50,000+

Design

Design is just as important as the labor. If the colors or textures don’t work then the quality of craftsmanship won’t matter, the end result will simply be wrong. Having a vision in mind and working towards that vision is key to a successful and cost effective bathroom remodel. What YOU WANT and what YOU NEED are very important questions to consider. There are wants (design) and there are needs (staying within budget).

Examples:

  • You might want a white oak vanity but paying 4 times the price of a pre-made shaker vanity might not be in your budget.

  • You might want marble tile but real marble costs anywhere from $7/sf to $30/sf, a good compromise would be to go with a porcelain tile that has the same texture and colors but could cost $1/sf.

It is possible to achieve your vision and still stay in budget. We encourage our clients to use Pinterest and to build a board. We love seeing the inspirational pictures and enjoy helping our clients work to make that vision a reality.
