How we run a remodel

Skilled trades, sequenced by people who talk to each other and to you. The details that decide a remodel get settled in planning, long before anyone swings a hammer, and the same attention carries through execution: dust control on day one, a walkthrough and a clean site on the last.

  1. We draw the layout, price it, and lock the selections before demo: tile, fixtures, cabinetry, counters, and lighting. Portland and most surrounding cities require permits whenever plumbing or electrical moves, and we pull them for the work we perform. Deciding this early is what keeps change orders and delays out of the build.

  2. Floor protection and dust barriers go up before anything comes out, and we haul the debris off site. We strip the room to framing, then inspect the subfloor, studs, and existing plumbing. Rot, failed waterproofing, and undersized wiring surface here, while they are still cheap to correct.

  3. Drains, supply lines, and the shower valve get set, circuits and lighting get run, and we add blocking in the walls for grab bars, benches, and heavy vanities. Heated floor mats and fans are wired at this stage. The city inspects the rough in before any wall closes, which is exactly when it should be checked.

  4. A bonded waterproofing membrane goes across the entire wet area, the pan gets sloped to the drain, and we flood test it before a single tile is set. Floors get self leveled and substrates flattened for tile. This step is invisible in the finished room and decides whether it lasts five years or thirty.

  5. Tile is laid out before it is cut so grout lines run true and cuts land in corners, then cabinetry, counters, glass, fixtures, trim, paint, and hardware follow in order. We clean the site, walk the finished room with you, and complete the punch list before calling the job done.
