Should you refinish or replace hardwood floors?
Refinish when the boards are solid and thick enough above the tongue and groove, which covers most solid hardwood that has not been sanded several times already. Replace when the wood is thin engineered material, water damaged, cupping, or when you want to change the species, plank width, or direction. Refinishing costs less and keeps the original floor; replacement resets everything, including the subfloor prep underneath.

How long does hardwood floor installation take?
For a typical Portland home, plan on several days to about a week of active work for a standard install, plus acclimation time before it starts. Refinishing runs about three to five days depending on square footage and the number of coats, with cure time after. Self leveling or subfloor repair adds a day or more, and we tell you that before we start, not after demo.
Can you refinish floors that have been sanded before?
Usually, if there is enough wood left above the tongue and groove. Solid hardwood can typically take several sandings over its life; engineered flooring depends entirely on the thickness of its wear layer, and some can only be refinished once or not at all. We check the thickness at a vent or a threshold before committing to a plan.
Is engineered hardwood as good as solid?
For most homes, yes, and in some cases better. Engineered planks are more stable across humidity swings, which matters in Portland, and they can go over concrete and radiant heat where solid cannot. Solid hardwood wins on total refinish life. The deciding factors are usually the subfloor, the room, and how wide you want the planks.
